Terms of Service
These Terms govern your use of parcelreportinfo.com and the reports we provide. By submitting a request through our order form, or by ordering or using a report, you agree to these Terms. If you do not agree, do not submit a request.
1. What we provide
Parcel Report LLC (“we”, “us”, “our”) compiles publicly recorded documents and public filings relating to a specific parcel of real property and delivers them to you as a written report. Sources include county recorder and clerk offices, treasurer and tax collector offices, assessor and property appraiser offices, foreclosure filings, and municipal building and code enforcement records.
2. Scope and limits
Our reports cover recorded documents and public filings for the property identified in your request. Reports do not include, and we do not provide:
- Credit reports, credit scores, or credit history
- Criminal history or arrest records
- Litigation history searched against an individual by name
- Any consumer report as defined by the federal Fair Credit Reporting Act
- Legal advice, title opinions, title insurance, or any guarantee of clear title
Not a substitute for a title search. Our reports are informational and are not title work. If you need assurance of title or lien priority, engage a title company or an attorney.
3. Permitted use
Reports are licensed to you for your internal business use in evaluating a specific property. You may not use a report, in whole or in part, to make or inform any decision about a person’s eligibility for credit, employment, housing, insurance, or any other purpose governed by the Fair Credit Reporting Act or any state equivalent.
You may not resell, republish, syndicate, or redistribute reports to third parties, and you may not use reports to build or contribute to any database or product offered to others.
4. Accuracy and currency
We report what the public record showed on the date we checked it. Every line in a report cites its source and that date. We do not warrant that the underlying public records are themselves accurate, complete, or current. Government offices update and index records on differing schedules, and documents recorded after our check date will not appear in a report. You are responsible for independently verifying anything on which you rely materially.
5. Corrections
If you believe a report contains an error, contact us at admin@parcelreportinfo.com or (720) 905-3413. We will re-check the cited source and issue a corrected report at no charge where an error is confirmed.
6. Orders, coverage and pricing
Submitting a coverage request does not create a binding order. Where you purchase a report directly, we confirm that the address falls within an area we cover before producing it. If we cannot produce a report for an address, you are not charged, or we refund you in full.
Prices are as listed on our site and may change with notice. Subscription plans bill monthly in advance and may be cancelled at any time, effective at the end of the current billing period. Unused reports in a subscription period do not roll over.
7. Subscriptions and account codes
Subscribers receive an account code and a personal request link. You are responsible for keeping these confidential and for all requests submitted using them. Requests beyond your plan’s monthly allowance are billed at our published overage rate. We may issue a new code or suspend an existing one at any time.
8. Payment
Payments are processed by Stripe. You agree to pay all amounts when due. We may suspend service on past-due accounts.
9. Refunds
If we cannot produce a report for an address, you are refunded in full. If a delivered report is materially inaccurate and we are unable to correct it, we will refund that report.
10. Limitation of liability
To the maximum extent permitted by law, our total liability arising out of or relating to any report or these Terms is limited to the amount you paid for the report giving rise to the claim. We are not liable for indirect, incidental, consequential, special, or punitive damages, or for lost profits, lost business, or business interruption, arising from your use of or reliance on a report.
11. Your responsibilities
You represent that you are requesting reports for a lawful business purpose, that you have authority to bind the company you identify, and that the information you submit is accurate. You agree to indemnify us against claims arising from your misuse of a report or breach of these Terms.
12. Service availability
We provide reports on a best-effort basis and do not guarantee uninterrupted availability. Public record systems are operated by government offices and may be unavailable, incomplete, or changed without notice.
13. Termination
We may decline any request or terminate service to any customer at our discretion, including where we believe a report is being used in a manner prohibited by Section 3.
14. Changes to these Terms
We may update these Terms. The date above reflects the current version. Continued use after an update constitutes acceptance.
15. Governing law
These Terms are governed by the laws of the State of Colorado, without regard to its conflict of law principles.

If you are a property owner and believe a report about your property contains an error, contact us at admin@parcelreportinfo.com. We will re-check the cited source and correct the record where an error is confirmed.
5. How long we keep it
We keep request and report records for as long as needed to serve you and to meet our legal, tax, and accounting obligations, then delete them. You may request deletion of your contact information at any time, subject to records we are required to retain.
6. Security
We use reasonable administrative and technical measures to protect the information you give us, including limiting access to those who need it. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
7. Cookies and analytics
This site uses only what is necessary to function. We do not use advertising cookies, and we do not sell data to advertisers or data brokers. If we add analytics in future, we will update this policy to say so.
8. Payment information
Payments are processed by Stripe. We do not receive or store your full card number. Stripe’s handling of your payment information is governed by Stripe’s own privacy policy.
9. Your rights
Depending on where you live, you may have the right to:
- Access the personal information we hold about you
- Correct information that is inaccurate
- Request deletion of your information
- Opt out of the sale of your information — we do not sell it
- Receive a copy of your information in a portable format
To exercise any of these, email admin@parcelreportinfo.com or call (720) 905-3413. We will respond within the time required by applicable law and will not discriminate against you for exercising a right.
10. Children
This is a business service and is not directed to anyone under 18. We do not knowingly collect information from children.
11. Changes to this policy
We may update this policy. The date above reflects the current version. Material changes will be noted here.
